This isn't the first property I've owned, but it is the first house. We sold our townhome and bought a single family home. It is going to be work, but I think at the end of the day it can be an awesome place. Going to be a bit costly at the beginning, but so be it. Not everything has to be done at once. Hopefully my wife and I can come up with a 3-5 year plan.
awesome. You don't need my advice but, in general, when we moved into our house 15 years ago, we had ideas of what needed to be done ASAP, what things we wanted done eventually, and ideas for down the road. The whole thing is a process, as you know. 15 years later, there are still things we'd like to do - my wife and I generally disagree on what those things are, though - House buying question - Page 2 502811600  - for the most part, it's more cosmetic type stuff (she wants new counter tops, I want to repave the driveway, etc).
I think I've mentioned the painting and plumbing. Those are done.
Things to do: Bathrooms, 2 need a facelift, master needs a remodel.
Roof needs to be replaced in about 5-7 years.
Trim a mango tree that is on the roof.
Resurface the pool.
Might have to fix the back patio area and fix all the cracks.
Get new hurricane windows/shutters.
Resurface hardwood floor.
New cabinet doors, maybe a facelift there too.

I'm sure there is more, but that is off the top of my head.

After twentyfive years I finally put in a new kitchen, so yes, it is an ongoing process. The wife loves it btw and we didn't go with the neutral crap that the kitchen place tried to push on us. If you're going to be there for a while do what you like, not what someone thinks everyone else will like.

Jake speaks the truth, remodel for yourself not to sell. Invariably in the latter case the prospective buyer won't like your choices.

So close to the end. The painting is coming along great. The popcorn ceilings are gone and now textured. I'm getting a lot of anxiety about the plumbing though and I don't know why, other than the fact I haven't met the owner of the company. The address listed for the business is a house. Everything seems on the up and up though. Maybe its just because I'm letting people I barely know into my house to work and not sure how to check to see if the permit was pulled. I guess since I'll be home when they do the inspection I can always verify with the county that it was actually inspected. Right now I'm 3 days behind schedule.

I want to see before and after pics!

It is hard to trust people do the right jobs in your house. Seems like most people I know have a horror story of shitty contractors.

Finally, everything is painted and the plumbing is done. We can finally start unpacking.

Hey, did I see a spare room? Let me know. I need a place to crash for a while. I need to get out of town. No big deal. I just need to lay low for a couple of years. Maybe three. When can I move in?

Judging by the slight sheen it looks like you used eggshell. Good choice with kids.

Well done. House buying question - Page 2 1486952199

Thanks for showing us all three places you, the fam, and Turtleneck will be pooping. I see a lot of available wall space. Would you like a few of my personal drawings? I also have a couple of original Kevorkians I could loan you.

Floyd, I'm putting one in a few minutes.
Turtleneck, I have room, only if you're on the lamb though.
Pantry, trees, we did the top line Sherwin Williams paint for the most part.
