I guess the "open air" might dissuade some from just spunking all over the hot tub, but I wouldn't bet my immune system on that.

The 3rd+ story apartments adjacent will be able to charge a premium with the porn shoot next door.

Can't remember the name of the place but I reckon I was at this place once in ~83 with my then girlfriend. I feel sorry for whoever saw us.

The wording seems odd to me. Not sure there’s such a thing as an open air sauna. Kind of defeats the porpoise. What I think they mean is a park with a few different types offered, but the sauna would be enclosed. In other words, those apartment dwellers might have to issue refunds.

There was also the Hot House in north Lansing. That would be just as nasty.



Edit: I just checked and The Hot House is still in business. And I’m still a hard pass.

WTF is a 4 foot "privacy fence" ?

Side story:  Put a Pearl jetted tub in the master bath of the home I designed and general contracted.  Have had hindsight/nightmares on a few fuckups designing/building that house. The tub was one of them.

1)  Tub was about as far from the water heater in the basement as it could be
2)  Tub was 80 gallons.  The water heater was 50.  To fully enjoy the tub had to heat up large pots of water on the stove and walk them across the house
3)  My fault.  Did not properly convey my wishes for the bath to the plumber.  Tub faucet/knobs were purchased to be mounted on tub surround deck.  Was horrified to discover later he installed them by drilling holes and mounting them on the tub rim.

Why not install a second water heater closer to the tub?

The tub was located over a large area of the basement that had been intended for entertaining when it was eventually finished.  A second water heater would have fucked up that space.

That area of the basement was another fuck up.  The span was over 16'.  The architect I hired specified Douglas fir 2x10 joists 12 inches on center.  When it went to build the rougher didn't like that and talked me into doubling every other joist 16" OC. After the entire house was shelled in, city building inspector didn't like that and forced doubling every joist.  Was a massive mistake not using 2x12's or even 2x16's 16" OC for the 1st floor.  That botch still haunts me even though wyff got the house 20 years ago in the divorce.  

Designing/building a house is complicated.
